Our Company Riaz Capital is a fully integrated development, construction and property management company, focused on addressing the changing housing needs of the millennial generation.
Our latest projects are aimed at creating affordable and conveniently located housing for young professionals in the East Bay through ground up development projects. The Bay Area's tremendous growth has resulted in skyrocketing housing costs forcing young professionals to make hard choices about privacy and savings to find a reasonable housing option to call home. On average, Bay Area millennials are spending 48% of their income on housing verses a national average of 25%. As a result, Riaz Capital has launched a number of new projects around a workforce housing strategy focused on providing the missing middle demographic rent homes that are comfortable, cool and mostly importantly work with their financial goals. We raised a $35M fund in 2018, which we are pairing with a larger fund raised in 2019 to implement this affordable-by-design concept throughout the East Bay, with a Company goal of creating over $1B in assets under management by 2025. We are seeking highly motivated, forward thinking professionals to join our team in solving this important housing problem.
The Riaz Capital team includes over 95 talented real estate investment, construction and operations professionals in Oakland. Our Principals have been successfully operating in the Bay Area since 1977. The Company currently owns and operates -1,100 units, with $300 Million of assets under management (AUM). Riaz Capital has maintained consistent growth over the last 5+ years, and after the completion of three development projects currently in process, that number will increase to -1,400 units with -$400 Million AUM by end of 2019. Our integrated group of companies across development, construction, and property management delivers efficiency and long-term thinking to all our projects while allowing us to create above-market returns for our investors.

As our Project Facilities Manager, you will report to the Chief Portfolio Officer, and work with members of the Property and Asset Management teams, and the Project and Accounting teams. You will be responsible for the overall management of capital improvements and technical building services for a diverse multifamily portfolio of apartment buildings in the Oakland region. You will lead an in-house team and work with 3rd party contractors to provide maintenance services, perform capital improvements, own financial budgeting and expense controls, source new contractors and subcontractors, and manage contracts and procurement for the department. You have experience building mechanical systems, construction, and an understanding of construction drawings and the permit process. You will provide management oversight of building improvement projects, on-going maintenance activities, as well as the preventative maintenance plan to ensure buildings meet quality and aesthetic standards. In addition, you will keep abreast of the latest technology to further improve cost and performance of facility systems, and propose, plan and coordinate capital asset improvement projects. You will also ensure that health and safety practices are followed closely in all work environments including, but not limited to, issues related to mechanical, electrical, fire, life safety and other hazards. Duties and Responsibilities:

  • Responsible for managing CAPEX projects including, but not limited to, defining the scope, developing and bidding out the budget, obtaining necessary permits from the planning/building departments, setting up the job sites, managing vendors and in-house team to hit schedule and budget goals.
    • Responsible for managing the maintenance and grounds-keeping team and department for apartment building portfolio.
      • Responsible for implementing standard training policies and procedures for maintenance team & other staff as needed, including safety training, skills courses, and other on-going education. Ensure trainings are utilized in the field.
      • Conduct and document unit turnover and recurring property inspections of all properties to ensure quality and organizational standards are maintained.
      • Work with property management and asset management teams to ensure adherence to property expense budgets.
      • Act as lead point of contact for emergency maintenance situations, as well as ad hoc technical issues across the portfolio. Communicate with property management and asset management teams, city and government officials, inspectors, etc.
      • Assist in due diligence of new property acquisitions to determine maintenance requirements and cost projections. Qualifications: -- 4+ years of operational and technical facilities experience managing a multifamily property.
        -- BA/BS Degree in Electrical or Mechanical Engineering a plus, or other relevant certification and training.
        -- Experience in managing a team of direct reports, with good organization, communication and leadership skills.
        -- Understanding of facility, mechanical, and electrical systems, building construction, and interpreting city code requirements.
        -- Able to read, analyze, and interpret common technical documents, architectural plans, and financial reports.
        -- Experience in budget estimating, project management software and a working knowledge of Microsoft Office- Excel, Word and PowerPoint.
